Forecast Analytics: the year ahead

The forecast stacks what is already booked with the demand still expected to arrive, and holds the total against expected rent, the model’s target. The gap between the two is the number to manage.

Open Forecast Analytics under Performance. Portfolio forecast is the default view; All Properties is the same math as a sortable table with a CSV download.

The banner up top is the verdict: the revenue gap between the next twelve months’ forecast and expected rent, with a confidence chip based on how much history the model has to work with.

Five tiles split the forecast: booked, remaining demand forecast, blocked rent, the 12-month forecast, and expected rent. Blocked rent draws below zero on the chart, so you can see what unavailable nights cost.

Switch Rent view between gross and adjusted to see owner-payout figures net of your management fee.

Forecast Error compares expected against actual for past months, with your best and worst property-months. Pick a single property for the full diagnostic: comp-set position, image score, blocked share, and its month-by-month error.

Listings without dynamic pricing running are excluded, and the page says how many. Their forecast values have not been established yet.
