Market Data

The short-term rental market, measured. Licensed for teams that need proof.

Quibble tracks short-term rental supply, asking rates, and forward availability across the markets our customers operate in — the same data that prices thousands of live listings every night. We license it to public agencies, investors, researchers, and platforms as recurring reports, raw extracts, or an API.

Who licenses it

Four kinds of teams, one underlying dataset.

Each gets a different cut — different geography, different grain, different cadence — from the same nightly collection.

Destinations & public agencies

Tourism boards, CVBs, and city or county planning offices. Measure short-term rental supply inside your jurisdiction, what it charges, how far ahead it books, and how all three are moving year over year.

The question we answer“How much supply is really here, what is it earning, and is it growing or shrinking?”

Investors & lenders

Funds, family offices, lenders, and brokerages underwriting short-term rental income. Submarket rate and availability history, comparable-set construction, and forward-looking rate curves for the markets you are pricing.

The question we answer“What can this asset realistically earn, and how confident should we be?”

Academic & policy research

Universities, economists, and policy institutes studying housing impact, seasonality, or price formation. Raw panel extracts with documented methodology and a citation-ready description of how each field is derived.

The question we answer“Can I get a defensible panel and explain in a footnote exactly where it came from?”

Platforms & proptech

Property management systems, channel managers, listing portals, and pricing tools. Metered API access to market rates, supply counts, and comparable sets — surfaced inside your own product, under your own brand.

The question we answer“Can we ship market intelligence without building a data operation?”
What’s in the data

Observed where we can observe it. Modelled where we can’t — and labelled.

Every field carries its provenance. You always know which numbers were read and which were estimated.

Field
Provenance
What it is
Supply counts
Observed
Active listings per market, per night, with duplicates removed and dormant calendars excluded.
Listing attributes
Observed
Bedrooms, capacity, property type, amenities, location, rating, and review volume.
Asking rates
Observed
The daily rate published for each future night, captured nightly — a genuine forward curve, not a backward average.
Forward availability
Observed
Which nights are open or closed across the booking window, tracked as it moves.
Booked nights
Modelled
Closed nights include owner blocks and maintenance, so occupancy is an estimate with a stated upper bound — we report it as “nights still open” unless a contract asks otherwise.
Revenue potential
Modelled
Expected earnings for a given property profile in a given submarket, from the same engine that prices live portfolios.
Comparable sets
Modelled
Peer groups built on distance, size, and rate tier — the selection logic is documented and reproducible.

Coverage is deepest in markets where Quibble prices live inventory, and thins toward the edges. We publish the per-market listing count with every delivery, so you can see the density behind any figure before you rely on it.

How you receive it

Four delivery shapes.

Pick the one that matches how your team works. Most engagements combine two.

Recurring report

A quarterly or monthly read on your jurisdiction or investment thesis — written up, charted, and ready to put in front of a board or council.

Data extract

CSV or Parquet panel at listing or market grain, with history, delivered to your bucket on a schedule you set. The format research and quant teams actually want.

Live dashboard

Named seats in Quibble’s market explorer — map, supply and rate distributions, and listing-level detail your analysts can interrogate directly.

API

Metered, documented, key-authenticated endpoints for supply, rates, and comparable sets — with published quotas and a client library.

How engagements run

Scope, validate, then license.

You see a real sample against your own known figures before anything is signed.

1 · ScopeWe agree the geography, the fields, how far back the history goes, and how often it lands. Thirty minutes with our data team is usually enough.
2 · ValidateYou get a free sample extract for your area. Check it against whatever ground truth you already hold — permit rolls, portfolio actuals, a prior vendor — before you commit.
3 · LicenseAn annual agreement with defined usage rights, including publication and citation terms for research, and a delivery pipeline your team can rely on.

Frequently asked questions

Where does the data come from?

From the short-term rental listings we track daily across the markets our platform serves, combined with the market models Quibble already runs to price live inventory. Every field is labelled as observed or modelled, and the methodology is documented in full for licensees.

How accurate is occupancy?

A closed night is a closed night — but it can be a booking, an owner stay, or a maintenance block. We therefore report availability directly and treat occupancy as a bounded estimate rather than a measurement. Where a licensee needs a firm occupancy figure, we document the estimator and its error range instead of quietly presenting a modelled number as an observed one.

Can we license a single city or county?

Yes. Single-jurisdiction licences are the most common shape for public agencies, and they are priced accordingly. There is no requirement to buy national coverage to see your own market.

Can we publish or cite the data?

Yes, with publication and citation rights written into the agreement. Academic licences include a methodology appendix suitable for peer review, and we will respond to reviewer questions about how a field was derived.

Do you offer an API?

Yes — documented, key-authenticated, and metered, with published rate limits and a client library. Platforms embedding our data in their own product typically start here.

What does it cost?

Engagements are annual and scoped to geography, grain, and cadence. A single-market report subscription starts well below a full multi-market extract; API and platform licences are priced on usage. We will quote in the first call.

Tell us the market you need to understand.

We’ll show you what we already hold for it, and send a sample extract you can check against your own numbers.
