On the books vs. last year
The Pick-Up tab compares what is on the books today with the same point in the booking curve a year ago, month by month. This year-over-year gap is not pace.
The cohort column benchmarks the listing against similar ones nearby in your own portfolio.
7-day pace and market pace
Pace means 7-day pace: this year’s 7-day pickup minus last year’s 7-day pickup for the same stay dates at the same number of days before arrival. It reads as positive or negative.
Market pace compares your 7-day build this year with your comp set’s 7-day build this year, both from the same year. The comp side aggregates all the comps’ data for what you have selected: a listing, a group or the portfolio. You see it on Insights, on the Occupancy KPI card. It is not a year-over-year measure. 7-day pace, market occupancy, and last-year occupancy are on the Insights page.
Channels
Channels splits nights, rent, ADR, lead time, and cancellations by sales channel, with the portfolio’s mix beside yours.
The insights call out mix shifts — and whether a shift is account-wide or specific to this listing.
