Brooks and Shorey Resorts manages more than 140 condos and beach homes in Fort Walton Beach, on Florida’s Emerald Coast, managed on Escapia. Unlike operators who pilot a handful of units, the team converted nearly the whole portfolio to Quibble’s dynamic pricing at once in March 2026.

The challenge

A single-market portfolio is deceptively hard to price. When all 140 units ride the same seasonal wave, every mistake is systematic: price the spring-break window wrong and it is wrong 140 times. The team needed every unit priced daily against live demand, not a rate calendar built the previous fall.

The results, measured the honest way

We compared the same 137 units over identical dates, mid-March through late July, in 2025 and 2026, counting guest-paid rent only and excluding canceled bookings.

  • 30% more rental revenue on the same units.
  • 28% more nights booked, 30% more bookings.
  • Average nightly rate held firm while occupancy surged.

The occupancy story matters here. Beach markets punish blanket discounting: you fill the calendar and give away the margin. Brooks and Shorey filled the calendar at rate, because each unit’s price moved with demand for that unit, that week.
