Its portfolio spans coastal homes, mountain cabins, urban rentals, and lakefront retreats — more than 400 active listings across several distinct markets, all managed on Hostaway. The challenge: pricing a diverse portfolio at scale

The results, measured the honest way

To measure Quibble’s impact, we compared the same homes over the same calendar months before and after Quibble took over pricing — Nov 2024–Jun 2025 versus Nov 2025–Jun 2026 — counting guest-paid rent only. A same-store comparison like this filters out portfolio growth, so the numbers reflect pricing performance rather than simply adding more units.

  • 29% revenue increase: the same Triad homes earned 29% more rental revenue year over year once Quibble was pricing them.
  • 13% occupancy growth: those same homes booked 13% more nights, from better alignment between price and real-time demand.
  • 15% higher ADR: average nightly rates rose 15% at the same time occupancy grew — Quibble captured rate the calendar would otherwise have left behind, without trading away nights.

Triad also kept a set of properties off Quibble’s dynamic pricing — a natural control group inside the same company, over the same period, in the same economy. While the Quibble-priced homes grew on every metric, the non-Quibble properties did not. That contrast is the strongest evidence that the lift came from pricing, not from a market that simply got better for everyone.
